The big resort campuses sell out phases years in advance, boutique builders like Epcon keep opening smaller single-level communities, and two full rental campuses now let buyers test the lifestyle before committing. Entry prices start in the mid-$200,000s, and new construction runs from the low $300,000s to lakefront ranches near $1 million.
The real work is figuring out which one fits, because these communities are not interchangeable. Britton Falls in Fishers is a roughly 1,050-home social machine with a full-time activities director; Kimblewick in Westfield is a gated Del Webb campus with a 13,000-square-foot clubhouse; The Reserve at Russell Oaks in Zionsville is lakefront luxury; and GrandView in Westfield is a rental building for buyers who want no mortgage and no HOA at all. Hamilton County's flagship 55+ community: roughly 1,050 single-family homes that opened in 2006 and remain the largest active-adult campus in central Indiana. Resale dominates now, so buyers get a finished amenity package, a mature social calendar, and zero clubhouse construction dust. The Nickel Plate District, Fishers District dining, and Geist Reservoir are all a short drive.
The Villas at Geist
Fishers / McCordsville
Best for: downsizers who want zero exterior maintenance near the reservoir
Pricing: Resale from the mid-$200s with average asking prices around $450,000; HOA approximately $483 per month
Amenities: Clubhouse with lounge and kitchen, fitness center, outdoor heated pool, grilling area, walking paths, spa and wellness room
A 74-unit, completely maintenance-free 55+ condo community on the McCordsville side of Geist Reservoir. The HOA covers exterior maintenance, lawn care, and snow removal, so the monthly fee replaces both a mortgage-sized home and a to-do list. Best for: buyers who want an active-adult address with new-build energy
Pricing: Active-adult listings from roughly $387,000
Amenities: Low-maintenance single-level plans in a newer Fishers community setting
Fishers' newer active-adult entry point, listed alongside the county's other 55+ communities on New Home Source. It adds a fresh-construction option in a town already known for Britton Falls, giving buyers a newer choice without leaving the same school district and dining corridor.
Kimblewick (Del Webb)

Best for: gated, curated resort living north of the Monon
Pricing: New-home pricing roughly $436,000 to $651,000 for two- and three-bedroom ranches and two-story plans; earlier phases resold from the mid-$300s

Westfield's gated Del Webb campus, roughly 500 homes sold since 2020, pairs a walkable resort-style amenity set with the Grand Park corridor. Buyers trade the sheer size of Britton Falls for a tighter, newer, more curated campus, and the Monon Trail and downtown Westfield dining are minutes away.
The Courtyards of Cielo Ranch (Epcon)

Best for: boutique single-level living with the Monon at the door
Pricing: New construction from about $514,900; 1,576 to 3,790 square feet on two- and three-bedroom plans
Amenities: Epcon courtyard design, single-level ranch plans, low-maintenance exteriors, model home and clubhouse now open
Epcon's newest 55+ active-lifestyle community in Westfield, roughly 80 single-level courtyard homes with the Promenade model on display. It captures buyers who love the Epcon formula (one story, no maintenance, courtyard privacy) but want a smaller, quieter campus than the big Del Webb communities, with trail access right outside the door.
Osborne Trails (Lennar)

Best for: multigenerational households and buyers who want Next Gen options
Pricing: Low $400,000s and up for new and resale single-family homes
Amenities: 9,000-square-foot clubhouse, resort-style pool, pickleball courts, fishing lake, trails, full-time lifestyle director
Westfield's other big-campus answer, roughly 790 homes across three collections, with Lennar's Next Gen suites acting as a home within a home for visiting family or a live-in caregiver. It is the region's most flexible floor-plan story for active adults who are not strictly empty nesters.
GrandView Luxury 55+ Living

Best for: rent-first buyers who want no mortgage, no HOA, and Grand Park outside the door
Pricing: One- and two-bedroom rentals roughly $1,575 to $2,559 per month on 743 to 1,254 square feet
Amenities: Resort-style building at Grand Park Village, in-unit laundry, garage parking, fitness and social spaces, the sports campus and trails of Grand Park next door
Westfield's rent-first 55+ answer, 158 units that opened in 2025 at the New England-style Grand Park Village and are actively leasing this fall. Ideal for testing the area before buying, for recent sellers who want to park equity, or for buyers who simply prefer a maintenance-free monthly model.
Finch Creek (Del Webb)
Noblesville
Best for: buyers who want the newest Del Webb in Indiana while phases are still releasing
Pricing: New construction from roughly $361,000, with the average sale near $451,000; HOA roughly $162-$374 per month
Amenities: The Lodge resort clubhouse (open since summer 2026), indoor and outdoor pools, fitness center, pocket parks, and trails on a 514-acre campus near Morse Reservoir
Del Webb's newest Indiana community, which opened for sales in spring 2025 with roughly 675 homes planned and construction continuing through 2026. First-phase pricing remains available on ranch and villa plans, and the amenity campus now stands complete with The Lodge at its center. It is the closest thing to buying brand-new resort-style 55+ living in Hamilton County right now.

Best for: gated rental convenience near Hamilton Town Center
Pricing: One- and two-bedroom apartments from about $1,507 per month on 673 to 1,121 square feet
Amenities: Gated 55+ community, clubhouse lifestyle spaces, fitness center, and a location minutes from Hamilton Town Center's shopping and dining
A 164-unit, gated 55+ rental campus managed by Greystar, built-in 2021 and positioned along the Hamilton Town Center corridor. For active adults who want to rent without a traditional apartment-building feel, it pairs a residential community format with the flexibility of a lease, making it a strong choice for seasonal residents and transitional years.
The Cottages at Carmel
Carmel
Best for: buyers who want an established 55+ address in Carmel proper
Pricing: Pricing varies by floor plan and resale condition; a good comp-driven conversation with a local broker
Amenities: Low-maintenance cottage-style homes in a dedicated active-adult neighborhood setting
Carmel's dedicated 55+ active-adult neighborhood, tucked into one of the most walkable and amenity-rich cities in the Midwest. It suits buyers who want Carmel's Arts & Design District, Palladium performances, and the Monon Trail without the maintenance footprint of a large family home, and it consistently attracts downsizers already local to the county.
The Reserve at Russell Oaks (Epcon)

Best for: luxury single-level living on the lake

Boone County's up-market 55+ story: Epcon's luxury courtyard ranches around Russell Lake in Zionsville, with the established Courtyards phase now joined by the newer Reserve section. It pairs the Epcon one-story formula with Zionsville's boutique Main Street lifestyle, and it is the community most often on the shortlist for buyers moving from larger Indianapolis-area estates.
Beckman Park (Taylor Morrison)

Best for: first-in buyers willing to wait for launch pricing
Pricing: Pricing not yet released; preview floor plans available on Taylor Morrison's website
Amenities: Dedicated 55+ community layout with low-maintenance single-family plans, still in early sales rollout
The newest dedicated 55+ community in Boone County, Taylor Morrison's Beckman Park in Whitestown, is officially on the way. A primary plat filed with the town covers a 74-acre southeast portion of the planned development with 181 single-family homes, and the broader community is larger still. With pricing expected to roll out through the fall, it is the one to watch for buyers who want brand-new active-adult construction at the value end of the Boone County corridor.
What the fall 2026 pricing picture looks like

Entries start in the mid-$200s at maintenance-free condos, Hamilton County new construction spans roughly the $361,000 to $650,000 range depending on builder and floor plan, Boone County's active-adult listings run from about $290,000 to nearly $1 million at the lakefront top end, and rental campuses run $1,500 to $2,600 per month.

And GrandView is actively leasing its 158 luxury rentals at Grand Park Village, with one-bedrooms listed around $1,575 per month this fall.
In Boone County, The Reserve at Russell Oaks in Zionsville remains the up-market story of 2026, with lakefront courtyard ranches joining the established Courtyards phase around Russell Lake. What monthly number is comfortable, fee included?
The purchase price is only half the story. HOA fees at these communities range from roughly $162 to over $480 per month, and in maintenance-free condos that fee replaces big-ticket upkeep. Lay out price plus fees plus taxes before you tour, so the comparison is apples to apples.
How social do you actually want to be?
Britton Falls runs a year-round activities calendar with a full-time director; a 40-home Epcon courtyard community is quieter by design. Both are wonderful, and they suit very different personalities. Be honest about whether you want a club calendar or a front porch.
Ranch, villa, or multi-generation?
Single-level ranch plans dominate across Del Webb and Epcon campuses, villa condos add the maintenance-free layer, and Osborne Trails' Next Gen suites add a flexible second living space for family or a caregiver. Think five years out about stairs, guests, and daily routines.
Buy now, or rent first?

Five things I tell every 55+ buyer before they tour
Visit at two different times
Tour once on a weekday morning and once on a weekend afternoon. The pool deck, pickleball courts, and clubhouse read completely differently at those two moments, and you will learn more about the community's real pace than any brochure will tell you.
Read the HOA scope, not just the fee
At Britton Falls the fee covers lawn care and common amenities; at The Villas at Geist it covers your exterior, roof, lawn, and snow. Ask exactly what is included, what is assessed, and whether reserves are healthy before you compare monthly costs.
Compare new-build incentives against resale
With the 30-year mortgage above 7%, builders across Westfield, Noblesville, and Whitestown are layering buydowns and closing-cost help onto already-competitive prices, which can offset the premium for new construction. A finished resale at Britton Falls trades that for an instantly done lifestyle, so the math genuinely depends on your timeline.
Plan the bridge if you still own a home
Many of my 55+ buyers are selling a family home in the same market, and the sequence matters: a contingent offer on a new or resale 55+ home, a bridge line, or a rent-first season at GrandView or Outlook Hamilton are the three standard ways through it.
