Britton Falls in Fishers is a 1,050-home resort campus with a full-time activities director; Finch Creek in Noblesville is Del Webb's newest Indiana community, selling ranch floor plans off I-69 and 146th Street; Epcon's Courtyards of Cielo Ranch and Russell Oaks are boutique, single-level, maintenance-free neighborhoods; and GrandView in Westfield is a luxury rental building at Grand Park Village for buyers who want no HOA and no mortgage at all.

At roughly 1,050 homes off Olio Road, Britton Falls is the anchor of Hamilton County's active-adult scene. Built in phases since 2006, its new construction has sold through, so the action is in resale homes with mature landscaping and a proven amenity program. For many buyers it is the closest thing the county has to a true resort lifestyle without leaving Fishers.
Kimblewick (Del Webb) - Westfield
Best for nature-minded buyers who want new construction next to the Monon Trail and Grand Park.
Pricing: New construction from the mid-$300Ks to about $585,000, with published starts around $362,990.
Amenities: The 13,000-square-foot Carriage House, the largest Del Webb clubhouse in the Indianapolis area, with indoor and outdoor pools, a fitness center, pickleball, tennis, more than four miles of trails, fishing piers, and pocket, butterfly, and dog parks.
Del Webb's first Westfield campus, built since 2020, pairs growing, nature-forward landscaping with a dense social calendar. Its location in the city's active-adult corridor puts residents minutes from the Monon Trail and Grand Park Sports Campus, with shopping and dining along the State Road 32 corridor nearby.
Osborne Trails (Lennar) - Westfield
Best for multigenerational families, thanks to Lennar's Next Gen home-within-a-home layouts.
Pricing: Resale homes from the mid-$300Ks to the mid-$500Ks.
Amenities: A 9,000-square-foot clubhouse, resort-style pool, fitness and social programs, and walking trails on a 180-acre campus with six lakes themed around Indiana lake life.
Lennar's first 55+ community in Indiana, opened in 2020 with 792 single-family homes. New-build sections have sold through, so buyers compete for resales on a campus that combines low-maintenance living, lake views, and a strong recreation program, including the Next Gen suites that give adult children their own private wing.
Finch Creek (Del Webb) - Noblesville
Best for buyers who want brand-new single-level ranch construction with a resort amenity program from day one.
Pricing: New construction with published starts around $344,990 and homes from the $200Ks into the $450Ks depending on floor plan.
Amenities: The Lodge amenity center with a grand hall, fitness center and movement studio, an indoor pool plus indoor and outdoor pools, sports courts, and a sports-simulation room, plus an active social calendar.
Del Webb's newest Indiana community anchors a roughly 514-acre mixed-use development off I-69 and 146th Street, a short drive from Mojo Up Sports Complex, Finch Creek Park, and Ruoff Music Center. Because it is the newest campus in the county, buyers can still choose a lot and a floor plan rather than competing for resales.
The Courtyards of Cielo Ranch (Epcon) - Westfield
Best for empty nesters who want maintenance-free, single-level luxury on a smaller, more intimate campus.
Pricing: New construction starting around $504,900 to $514,900.
Amenities: Epcon's low-maintenance courtyard ranch plan, a clubhouse, pool, bocce and pickleball courts, and the Monon Trail just outside the door.
Epcon's newest Hamilton County campus plans 80 single-level homes with two to three bedrooms and roughly 1,600 to 3,800 square feet on a former 36-acre equestrian property just west of the Monon Trail. New construction means modern floor plans, energy-efficient systems, and a maintenance-free exterior package, on a scale where neighbors know each other by name.
Epcon at Russell Oaks - Zionsville (Boone County)
Best for buyers who want a walkable small-town lifestyle, a lake view, and Boone County's premium tier.
Pricing: The Courtyards from about $539,900, with The Reserve lakefront phase from the mid-$800Ks; Boone County active-adult listings overall span roughly $290,000 to nearly $1 million.
Amenities: Courtyard ranch floor plans, a clubhouse, fitness center, community pool, pickleball, bocce, a community garden, and walking trails on a campus near Russell Lake.
Zionsville's active-adult story is built on Russell Oaks. The Courtyards brings roughly 140 one-story courtyard homes within walking distance of the brick-paved Main Street, while The Reserve adds larger lakefront estate plans. It is Boone County's luxury lake district, in the same community that tops many buyers' lists for its boutiques, dining, and top-rated schools.
GrandView 55+ Luxury Living - Westfield
Best for sellers who want to move completely maintenance-free, with no HOA and no mortgage.
Pricing: One- and two-bedroom luxury apartments renting from about $1,575 to $2,559 a month.
Amenities: A four-story resort-style rental campus at Grand Park Village (18183 Wheeler Road) with a clubhouse, fitness center, outdoor pool and sundeck, pickleball, a pet spa and dog park, valet trash, a game room, EV charging, and detached garages, with direct access to the Monon Trail.
The county's dedicated luxury 55+ rental community, ideal for retirees who want to unlock home equity and live completely carefree while staying close to Grand Park's events and the Monon Trail. It is also a smart bridge option for buyers waiting for the right resale home to come along.
Value in Whitestown and quiet corners of the counties
Best for buyers who want the most home for the money with easy interstate access.
Pricing: Value-priced new construction in Whitestown from the low $340Ks, plus established villa and ranch options around Carmel.
Amenities: Commuter-friendly locations with new construction, low-maintenance floor plans, and quick highway access to the county's services.
Whitestown has no dedicated 55+ master plan yet, but it is an emerging active-adult market with abundant new-build, low-maintenance inventory from major builders, and the value entry point into Boone County's new-construction corridor. Meanwhile, Carmel's small-scale villas and ranches near the Monon Trail suit buyers who prefer an existing, established neighborhood over a resort campus.
