The rate news is real, but the market it lands in is the most balanced we have seen in years: national existing-home inventory reached 1.62 million units in August, a 4.9-month supply and the deepest buyer choice in more than a decade.
Buyers are finding genuine leverage, especially in new construction, where August sales jumped 6.4% month over month to a 684,000 annual pace as builders cut prices, purchased down rates, and covered closing costs.
Locally, Indiana's year-to-date median sale price holds at $275,000, up 5% year over year, while Hamilton County's premium tier still commands attention near the mid-$400,000s for desirable homes in top school districts.
My advice for buyers is to lock a payment you can live with and negotiate price and terms from there, and for sellers to price against real competition from day one with strong condition and strategic concessions.
