New & Coming
Taylor Morrison's Beckman Park in Whitestown has pricing on the way, Del Webb's Finch Creek keeps releasing phases, and Epcon advances in Zionsville and Westfield

Hamilton and Boone County now offer some of the strongest active-adult and 55+ choices in the Midwest, and the menu keeps growing. The established anchors are Del Webb's three Indiana campuses, Britton Falls in Fishers, Kimblewick in Westfield, and Finch Creek in Noblesville, joined by Lennar's Osborne Trails, Epcon's boutique courtyard ranches, and two luxury rental campuses. On the Boone County side, Epcon's lakefront Russell Oaks in Zionsville and Taylor Morrison's coming-soon Beckman Park in Whitestown round out the picture.

What makes these communities desirable for active adults is a mix of lifestyle and value: single-level floor plans, low-maintenance ownership, resort-style amenities, pickleball and fitness, and proximity to top healthcare, the Monon Trail, and the dining and culture of the Indianapolis metro. This late September 2026 guide walks through each major community, its amenities and pricing, the current pricing trends, and how to choose the right fit, from a local SRES specialist who has guided dozens of downsizers through the decision.

The Big Picture

Why active adults are choosing Hamilton and Boone County

The region's appeal is a combination most metro areas cannot match. You get top-rated schools and a strong economy, which keeps property values healthy and resale strong, plus the walkable, amenity-rich towns of Carmel, Fishers, Westfield, Noblesville, Zionsville, and Whitestown. For active adults specifically, that means a community that stays vibrant year-round, with neighbors who are often at the same life stage and a calendar full of clubs, classes, and events.

Healthcare access is a real factor too. The greater Indianapolis area is home to nationally recognized hospital systems, and Hamilton County's own medical corridor keeps specialists, urgent care, and primary care close to most 55+ campuses. Add the Monon Trail and 600-plus miles of county trails, Grand Park's sports campus, Morse and Geist reservoirs, and a dining scene that punches well above its size, and it is easy to see why active adults keep choosing this corner of Indiana.

Finally, there is the value story. Entry pricing into 55+ living here, from the mid-$200s on resale to around $290,000 for new construction in the value corridors, is meaningfully below comparable active-adult communities in many other parts of the country, with no state income tax on retirement income in Indiana. That combination of lifestyle, healthcare, and value is the reason the region's 55+ campuses keep expanding.

Westfield

The sports-and-trails capital of 55+ living

Westfield pairs Grand Park's sports campus, the Monon Trail, and Park Street dining with the county's densest cluster of active-adult options.

Kimblewick (Del Webb)

Best for: gated, curated resort living north of the Monon

Price: New-home pricing roughly $363,000 to $562,000 on two- and three-bedroom ranches and two-story plans; earlier phases resold from the mid-$300s

Amenities: 13,000-square-foot clubhouse, indoor and outdoor resort pools, golf simulation room, fitness center, sports courts, trails, fishing piers

Westfield's gated Del Webb campus, roughly 560 lots sold since it began building in 2020, pairs a walkable resort-style amenity set with the Grand Park corridor. Buyers trade the sheer size of Britton Falls for a tighter, newer, more curated campus, and the Monon Trail and downtown Westfield dining are minutes away.

Osborne Trails (Lennar)

Best for: multigenerational households and buyers who want Next Gen options

Price: New and resale single-family homes from the low $400,000s; HOA around $280 per month

Amenities: Roughly 9,000-square-foot clubhouse, resort-style pool, pickleball courts, fishing lake, trails, full-time lifestyle director

Westfield's other big-campus answer, roughly 790 homes across three collections, with Lennar's Next Gen suites acting as a home within a home for visiting family or a live-in caregiver. It is the region's most flexible floor-plan story for active adults who are not strictly empty nesters.

The Courtyards of Cielo Ranch (Epcon)

Best for: boutique single-level living with the Monon at the door

Price: New construction from about $515,000 on two- and three-bedroom single-level courtyard plans

Amenities: Epcon courtyard design, single-level ranch plans, low-maintenance exteriors, model home and clubhouse now open

Epcon's 55+ active-lifestyle community in Westfield, roughly 80 single-level courtyard homes with a model on display. It captures buyers who love the Epcon formula, one story, no maintenance, courtyard privacy, but want a smaller, quieter campus than the big Del Webb communities, with trail access right outside the door.

GrandView Luxury 55+ Living

Best for: rent-first buyers who want no mortgage, no HOA, and Grand Park outside the door

Price: One- and two-bedroom rentals roughly $1,575 to $2,559 per month on 743 to 1,254 square feet

Amenities: Resort-style building at Grand Park Village, in-unit laundry, garage parking, fitness and social spaces, the sports campus and trails of Grand Park next door

Westfield's rent-first 55+ answer, 158 units that opened in 2025 at the New England-style Grand Park Village and are actively leasing this fall. Ideal for testing the area before buying, for recent sellers who want to park equity, or for buyers who simply prefer a maintenance-free monthly model.

Fishers

The flagship campus and the reservoir

Fishers offers the county's largest and most established 55+ community, plus maintenance-free options near Geist Reservoir.

Britton Falls (Del Webb)

Best for: the social buyer who wants a full activity calendar

Price: Resale ranches and villas from the mid-$200s up to about $450,000; HOA roughly $247 to $274 per month

Amenities: Recreation complex, resort-style pool, tennis and pickleball courts, bocce, fitness center, full-time activities director, lawn care, dozens of clubs and classes

Hamilton County's flagship 55+ community: roughly 1,050 single-family homes that opened in 2006 and remain the largest active-adult campus in central Indiana. New construction is now sold out, so resale dominates and buyers get a finished amenity package, a mature social calendar, and zero clubhouse construction dust. The Nickel Plate District, Fishers District dining, and Geist Reservoir are all a short drive.

Noblesville

The 2026 hotspot for new active-adult development

Noblesville combines historic charm, Morse Reservoir recreation, and the region's most active pipeline of new 55+ projects.

Finch Creek (Del Webb)

Best for: buyers who want the newest Del Webb in Indiana while phases are still releasing

Price: New construction from roughly $347,000, with recent price reductions on first-phase ranch and villa plans; HOA roughly $162 to $374 per month

Amenities: The Lodge resort clubhouse (open since summer 2026), indoor and outdoor pools, fitness center, pocket parks, and trails on a roughly 514-acre campus near Morse Reservoir

Del Webb's newest Indiana community, which opened for sales in spring 2025 with roughly 675 homes planned and construction continuing through 2026. It offers 10 floor plans on two- and three-bedroom layouts, and the amenity campus now stands complete with The Lodge at its center. It is the closest thing to buying brand-new resort-style 55+ living in Hamilton County right now.

Outlook Hamilton

Best for: gated rental convenience near Hamilton Town Center

Price: One- and two-bedroom apartments from about $1,507 per month on 673 to 1,121 square feet

Amenities: Gated 55+ community, clubhouse lifestyle spaces, fitness center, and a location minutes from Hamilton Town Center's shopping and dining

A 164-unit, gated 55+ rental campus managed by Greystar, built in 2021 and positioned along the Hamilton Town Center corridor. For active adults who want to rent without a traditional apartment-building feel, it pairs a residential community format with the flexibility of a lease, making it a strong choice for seasonal residents and transitional years.

New Noblesville projects

Best for: buyers who want to get in early on a brand-new campus

Price: Pricing varies by project; several active-adult developments are in early planning and construction stages

Amenities: Varies by project, with the town's 2026 momentum pointing to new for-sale and rental active-adult options

Noblesville is the 2026 hotspot for new active-adult development in Hamilton County, with multiple projects moving through planning and construction. The town pairs a historic courthouse square, Morse Reservoir recreation, and Ruoff Music Center with some of the region's best value for new construction. If getting in on the ground floor of a new campus appeals to you, this is the town to watch.

Zionsville

Lakefront luxury in a brick-paved village

Zionsville delivers Epcon's premium, low-maintenance ranch living on Russell Lake, minutes from a celebrated Main Street.

The Courtyards of Russell Oaks (Epcon)

Best for: luxury low-maintenance ranch living on a lake, with a companion Reserve community

Price: Zionsville active-adult listings range roughly $290,000 to $560,000 per New Home Source, with Epcon's lakefront ranches at the premium end

Amenities: Single-level courtyard ranch homes, low-maintenance exteriors, lakefront setting on Russell Lake, on-site Welcome Center, a companion Reserve community marketed at the same center

Epcon's flagship Boone County community, a roughly 150-home development planned on about 97 acres at Russell Lake. It delivers the boutique, one-story, no-maintenance Epcon formula in a premium Zionsville setting, and the on-site Welcome Center also markets the companion Reserve community. For active adults who want Zionsville's brick-paved Main Street charm with lakefront ranch living, this is the address.

Whitestown

The value corridor for new construction

Whitestown pairs commuter-friendly location with Boone County's most accessible new active-adult pricing.

Beckman Park (Taylor Morrison)

Best for: buyers who want new active-adult construction in the value corridor

Price: Pricing coming soon; a first plat of 181 single-family homes within a larger planned development served by the Town of Whitestown

Amenities: New-construction single-family active-adult homes in a growing, commuter-friendly town with its own municipal park and recreation

Whitestown's newest 55+ community, from national builder Taylor Morrison, with the first plat of 181 single-family homes taking shape within a larger planned development. It is the value entry point for new active-adult construction in Boone County, minutes from the interstate and the shopping and dining of the northwest metro. Pricing is expected to be announced as the first phase launches.

What About Carmel?

Carmel's 55+ options lean to condos and nearby campuses

Carmel does not have a large new for-sale 55+ neighborhood in the current pipeline; its active-adult choices skew to condominiums, maintenance-free communities, and senior-living options in town. That is not a drawback for most downsizers, because Carmel's appeal is the wider lifestyle: the Arts & Design District, the Palladium, the Monon Trail, and top-rated Carmel Clay Schools keep the town vibrant, and dedicated 55+ options are a short drive away in Westfield, Fishers, and Noblesville.

For buyers who want to stay in Carmel proper, the practical path is a low-maintenance condo or patio home in one of the town's established neighborhoods, which offers the same lock-and-leave convenience as a 55+ campus with more flexibility on who can live there. A local broker can point you to the right Carmel condo floor plans and the nearby campuses that best match your priorities.

Pricing Trends

What 55+ homes cost across the region

Pricing spans a wide band depending on community, floor plan, and new vs. resale. These are the general ranges to plan around in late 2026.

Entry resale
Mid-$200,000s

Maintenance-free condos and resale ranches, led by The Villas at Geist and resale units at Britton Falls, give downsizers an accessible on-ramp to 55+ living.

New-construction entry
Around $290,000

Boone County's active-adult new-build entry sits near $290,000 per New Home Source, with Whitestown and Noblesville the value corridors for new construction.

Mid-range new build
$350,000 to $450,000

Del Webb's Finch Creek and Kimblewick, plus resale at the larger campuses, anchor the most popular price band for ranch and villa buyers.

Premium & luxury
$500,000 and up

Epcon lakefront ranches at Russell Oaks and larger Del Webb models reach the $500,000 to $650,000 range for buyers who want top-tier finishes and location.

A few trends stand out this fall. First, resale value remains strong across the established Del Webb campuses, so buyers who enter at Britton Falls or Kimblewick have historically seen steady appreciation. Second, builders are using incentives, price adjustments, and phase releases to keep new construction moving, which is good news for buyers who can be flexible on timing. Third, the rental campuses in Westfield and Noblesville give rent-first buyers a low-risk way to test the lifestyle before committing.

Finally, new supply is arriving on both sides of the county line, from Noblesville's active pipeline to Beckman Park in Whitestown and Epcon's advancing Zionsville and Westfield projects. More supply means more choice and, in some cases, more negotiating room, especially for buyers who are not locked to a single community.

Choosing Your Fit

How to pick the right 55+ community

Start with lifestyle, not floor plan. Ask whether you want a big social campus like Britton Falls with a full activity calendar, a tighter gated resort like Kimblewick, a boutique one-story campus like the Epcon communities, or a rent-first model like GrandView or Outlook Hamilton. Then weigh the monthly carrying cost, the HOA fee and what it covers, and the resale track record of the community.

Location matters just as much. Think about your commute to family, healthcare, church, and the activities you actually do weekly. A 55+ home is still a home first, and the right community is the one that fits your routines, not just the one with the biggest clubhouse. Tour at different times of day, talk to residents if you can, and get a clear picture of the HOA budget and any special assessments before you commit.
